An Owner’s Representative (Rep) is a construction manager that serves as the owner’s trusted advisor, consultant and advocate acting on the owner’s behalf to manage the complex project development processes to their successful conclusion.
The Owner’s Rep. role can vary from managing all aspects of a capital improvement project to simply advising the owner on an as needed basis. The Owner’s Rep can be brought in at the very earliest planning stages or after construction has started. Their services can be tailored to protect the Owner’s interest while minimizing attendant fees. The owner always retains decision making authority. HCM’s role is to work with the owner to ensure they are making informed decisions and to make sure the owner's best interests are included in all other decisions on the project.
Owners should have an experienced construction professional on site to act as their “eyes and ears” if they intend to use a delivery method with either a Construction Manager at Risk, a General Contractor or Multiple Prime Contractors. This includes Design-Build & Design-Bid-Build projects.
As the owner’s representative HCM will become a key member of the owner’s team in working with their internal and external resources and guiding them every step of the way from design development all the way through move-in. HCM will provide skilled management of this process to keep the budget in check, project on schedule, achieve quality standards and identify and avoid owner delay situations providing maximum risk protection against claims and litigation.
